What is a custom home builder?

A custom home builder creates unique, one-of-a-kind residences designed specifically for individual clients' needs and preferences. At Trendsetter Homes in Perth, we specialise in designing and constructing luxury custom homes, particularly two and three-storey residences, managing the entire process from concept to completion in-house since 1997.

How long does it take to build a custom home?

The typical timeline for a custom home is 18-22 months from initial consultation to completion. This process includes: Initial Consultation & Planning (4-8 weeks), Design Development (8-12 weeks), Pre-Construction (6-12 weeks), and Construction (12-15 months).

What's the process for building a custom home in Perth?

The custom home building process follows these key phases: Initial Consultation (4-8 weeks) involving site analysis, budget discussion, and preliminary concept development; Design Development (8-12 weeks) with detailed plans, material selection, and interior concepts; Pre-Construction (6-12 weeks) covering council approvals, building permits, and final specifications; and Construction (12-15 months) including site preparation, building works, and quality inspections.

How much does a custom home cost in Perth?

Custom home costs vary significantly based on size and complexity of the design, site conditions and challenges, material quality and specifications, and interior finishes and fixtures. While project pricing is individualised, we prioritise transparency throughout the budgeting process, providing detailed cost breakdowns and working closely with clients to align expenditure with priorities.

How do custom home builders handle difficult building sites?

Trendsetter Homes specialises in challenging builds that other builders might decline, including unusual block shapes, steep slopes, limited access, restrictive covenants, and narrow lots. Our approach involves comprehensive site analysis to understand orientation, views, access, and natural features before designing a home that transforms challenges into unique opportunities.

Do custom home builders provide interior design services?

Yes, Trendsetter Homes offers integrated interior architecture services as part of our comprehensive approach. This includes spatial planning, material and finish selection, custom cabinetry design, lighting plans, and fixture and fitting specifications. This integration ensures cohesion between architectural design and interior elements, creating a unified aesthetic throughout your home.

What's the difference between custom and project homes?

Custom homes are created specifically for you with premium, bespoke selections, designed for your specific lot, with direct access to decision-makers, typically taking 18-22 months, and involving a higher investment with greater customisation. Project homes are pre-designed with limited options, standard packages with upgrade options, adapted to suit standard blocks, often managed by sales representatives, with quicker timeframes, and a lower entry point but less flexibility.

How involved can homeowners be during the building process?

Client involvement is essential for successful custom home creation. We encourage active participation in design decisions, hold regular consultation meetings to keep you informed, welcome site visits during construction, and make material and finish selections collaboratively. Our collaborative approach ensures your vision is reflected throughout the process while benefiting from our professional guidance.

What qualifications should a custom home builder have?

When selecting a custom home builder in Perth, look for: Registration with the Building Commission of WA, experience with similar projects, specialisation in the type of home you want to build, industry recognition through awards and certifications, and in-house capabilities with design and construction teams working together. Trendsetter Homes has six registered builders on staff, specialising in luxury custom homes since 1997, with multiple industry awards recognising our excellence.

How are custom homes designed to suit Perth's climate?

Custom homes in Perth should consider orientation (maximising northern light while minimising western sun exposure), ventilation (capturing sea breezes for natural cooling), shading (strategic eaves and features to reduce summer heat gain), insulation (appropriate specifications for our hot, dry summers), and energy efficiency (systems suited to local conditions). Our design approach incorporates these considerations to create comfortable, energy-efficient homes suited to Perth's unique climate.

What warranties are provided for custom homes?

Custom homes typically include statutory structural warranties (6 years in Western Australia), workmanship guarantees, appliance and fixture warranties, and ongoing support and maintenance advice. While specific warranty information varies between builders, established custom builders like Trendsetter Homes provide comprehensive coverage and remain available to address concerns after completion.
